Pet Friendly Condos in Kitchener Waterloo

One of the most disappointing things that can happen when searching for a condominium or loft is finding out that you are not allowed to have pets in the building. The other disappointing thing is finding out that your pet doesn’t meet within the appropriate size restriction or the type of pet you have is not allowed. These reasons can prevent you from making the decision  to buy a condominium. Unlike freehold single-family homes, condos have rules and regulations that can prevent or place restrictions on pets.

It is very important to do your research before buying a condominium so that you understand all the rules and regulations pertaining to pets. In Kitchener Waterloo there are lots of condominiums that will allow you to have pets. The only thing is finding them.

I was working with a client this past year and they wondered if they could have their large breed dog live with them in the unit. We found out during our search that the unit the client wanted to buy didn’t allow large dogs and they were faced with a difficult decision. They decided to buy the condo and the dog ended up living with another family member.

As a pet lover, it is very difficult to make these decisions. Pets become part of the family and when you find out that they are not allowed to live with you it can get pretty nerve-racking to find a place to live with your pet.

Sometimes people aren’t in the position to buy a freehold home and buying condo is their best  option. In this case you need to know that there could be some due-dilligence that will need to be done before buying a condo.

Kitchener City Centre Condominiums by Andrin Homes

These new condos are really going to transform the downtown core and will be the go to destination for the years to come. Located on prime real estate these two towers will have around 400 condominium units. One tower will be facing Duke and Young St  and the other one will face King Street. The tentative completion date for the first tower is December 2013.

You Don’t Want A Condo Because You Don’ Want To Pay Condo Fees

Here is a video I did about a client who didn’t initially want to buy a condo because they didn’t want to pay condo fees. After they realized that the condo was the better buy they opted to purchase the condo. In this experience there were no single family homes in their price range that even came close to what they could buy in a townhouse. The condition of the townhouse was considerably better. The biggest challenge that I face sometimes is explaining that a condo might be the better option.

As of this blog posting, there are between 10-20 condos in Kitchener Waterloo with condo fees under $200.

[Video] Those Darn Frozen Lockboxes

I did a video for my fellow realtors about how to deal with frozen lockboxes.

Here is a summary:

1. Always carry lock de-icer. Common sense but sometimes we forget.

2. Cover the lockbox. I use a zip-lock bag.

3. Use two lockboxes One on the inside with the unit key and one on the outside for the main entrance.

4. Pickup the keys at the office. My least favourite option.

Just some clarification. I like the button style lockbox but in the winter time they tend to freeze up more easily then the dial style or the GE Master lockboxes. The majority of the time we use the button style lockbox but in the winter,  I recommend the dial style for condos.

Finding Affordable Condos in Kitchener Waterloo

Today I was out showing condos to a client from out of town. They were looking for something between 130,000-140,000, with an elevator and they also wanted a low condo fee. It was a bit of a challenge finding some decent options under 150,000 but we did come up with a few.

 I also made the suggestion to consider ground floor units since they didn’t want anything with stairs. This would give them more options.

In addition to the options I mentioned in my video, there are also some new construction options available in Kitchener Waterloo that might work as well.

Alternative to New Construction Condos or Lofts in Kitchener Waterloo

In the next few of years there will be several new construction condo projects available in Kitchener Waterloo. Some of these New construction condos in kitchener waterloodevelopments are already pre-selling these condos.These developments are scheduled to be completed in 2011, 2012 and 2013. Some of the larger projects are 3 or more years away. If you need to buy something in the next 6-12 months then these new construction condos might not be a good option for you.

If you are looking for an alternative to all of the new construction developments in the Kitchener Waterloo or Cambridge area then you should look to the resale market. The resale condo market in Kitchener Waterloo has been really strong over the last couple of years and there are lots of options for people looking for this type of housing. If you are looking for newer condos less then 5 years old then there are a few condo developlement that have already started selling in the resale market. Some of these buildings are located in Uptown Waterloo and downtown Kitchener right on King St.

One of the advantages to buying a resale condo is that they are available now. If you have to wait 3 years to build a new construction condominum, you could find out later that your plans have changed. Maybe you got married, finished school or relocated to a new city. 2 or 3 years can be a really long time. Just something to consider when making the decision.

[Video] Pet Number Limitations at Condominiums

I recently answered a question from our website about the total number of dogs you are allowed to have at aTotal Number of Pets Allowed at a Condo condominium or loft. It is important to review the rules and regulations of the condominium corporation and have your lawyer review the offer if you don’t understand something. It is also important to ask these questions when you first put in the offer.

The condominium rules must be followed and therefore, you will need to be aware of this if you are planning on buying a condominium and you want to have pets.

Being a pet lover myself, this is a very important thing to know. 

There are lots of condominiums in the Kitchener Waterloo area that will allow pets. If you would like more information, please let me know.
