increase over last year. Semis and condos both saw increases as well, while singles and freehold townhomes saw decreases. The average sale price for a condo in the month of February was around 196,000 and the average days on market was about 51 days.

Since the average sale price is rising for single-detached homes, I think that people are looking towards condominiums because they are more affordable. Also, condos work perfect for people who are downsizing or want something with less maintenance.

I also believe that the influx of new construction condos has something to do with the high Kitchener Waterloo Condo sales for the month of February 2011.
